What is the difference between a custom builder and project builder?

Len Pro Building is what is referred to as a custom home builder, which means we build unique, one of a kind homes that are specially designed with you in mind. We work with you and an architect to create the home that you’ve always dreamed of, on your unique block, at a price that suits your budget. Generally, we choose to only construct a small number of homes per year which allows us to offer a much more flexible and personalised service to our clients.

On the other hand, project home builders build homes from their fixed range of existing designs. These homes tend to be more mass produced and are built often in the hundreds or even thousands per year. They offer few, if any, alterations to the original design; and any changes tend to come with a big price tag as it interrupts their system for them to have an individual focus.

If you’re looking to be involved in the design of your own home – one that’s designed to your lifestyle and needs, with no hidden costs and a one on one relationship with your builder throughout your building journey – a custom home builder may be a more suitable choice.

I am interested in building/renovating however I do not have any plans drawn up. What steps should I take?

We recommend having a consultation with our preferred architect (or work with your choice of architect) to discuss your design requirements. Using the information discussed, the designer will commence drawing and provide the concept plan for your new home. Throughout this process you will be supported by Lance with feedback and suggestions on your plan from a professional and practical builder’s perspective.

Do you offer assistance with colour choices, design and selections?

The fun part! At this stage of the construction process you will receive full access to your client portal on our project management system. During this stage you will meet with a colour consultant as well as attend showroom consultations with preferred trades and suppliers. 

If required, Len Pro Building can refer you to an Interior Designer to assist with your overall selections.

Once I sign the contract will the price change?

Your tender price will only change if an allowance has been made for an item in the contract and you go over that allowance. Also, any selection item that you upgrade when finalising your selections may incur an extra cost. You will always be notified of an increase and we will never proceed with any changes that incur extra costs without your electronic approval via our project management system.

How long will it take for my home to be built?

Each home is viewed individually and the construction period will be defined in your Contract. You can follow your individual construction schedule online and know exactly what is being done on your home and when. The Len Pro team will do their best to ensure all timeframes are adhered to, however acknowledge there may be some factors outside of their control (weather).

Can I use some of my own trades/suppliers during the course of construction?

We have a dedicated and talented team of suppliers and tradesmen that work closely with us including, draftsmen, designers, engineers, regulatory bodies, qualified professional plumbers, electricians, water proofers, etc. These long-standing relationships have been built over many years and projects. These tradesmen understand the Len Pro commitment and standard and therefore are our preferred suppliers/trades.

However, on certain occasions there may be flexibility given to the client to engage one or two tradespersons or suppliers of your choice. As long as we are made aware before construction commences and that each tradesperson is fully licensed and insured and adheres with all WHS requirements.

Who do I communicate with during the construction of my home?

You will communicate directly with Lance for all on site construction requirements. You will also meet with certain trades and suppliers before construction commences to determine selections and design layouts such preliminary plans for your kitchen and electrical. You may meet with some trades on site to determine final designs and layouts, before that work commences.

You will liaise with our admin team for all administration tasks and general enquiries. You will have full access to your job information and also communicate through our on-line project management system throughout the entire building process. No missed emails or messages – they are all kept together in the one place.

I don’t live in the town/suburb that my home is being built; how will I be informed of progress?

It allows you to feel connected to and in control of your project from your mobile phone or computer.

My home has started, but I want to make some changes. What do I do?

We have regular site meetings to ensure that your home is being built exactly the way you imagined. However, any changes can be raised and logged through the online project management system.

It is important that you prepare any necessary information for the changes present these to the Len Pro team to review and advise. Lance will arrange a time to consult about the amendments and recommend the best course of action going forward (e.g. if the plans need to go back to Architect). Once the amendments have been approved you will need to accept the associated pricing variation in the client portal.

Will I have access to the site throughout the build?

You are welcome to come on site as long as you are accompanied by a representative from Len Pro Building. We adhere to a strict safety policy with all of our tradespeople, suppliers and visitors to site. It is imperative to maintain this policy throughout the course of construction. There are 7 scheduled site inspections throughout the construction process that will allow opportunity to view progress and finalise fit outs.

What follow up and maintenance plan can I expect upon completion of the build?

After the completion of your build we will be in regular communication to ensure you are happy with your new home. We provide all clients a 150-day care period which includes access to trades and suppliers to ensure your home is maintained well above your expected level. Further to this you will receive a six-year structural warranty on your new home as outlined in your Contract. Len Pro also offers a 30-day post construction inspection to address any issues.
